General Terms & Conditions

For all objects on this site are the following Terms and Conditions applicable:

Landlord assumes no liability or claims for any (in)material damage whatsoever suffered by the Tenant and / or any other persons who are part of the group of Tenant as well as by third parties resulting from actions of Tenant and / or any other persons who belong the companionship of the Tenant, regardless of whether those operations occurred within the rented object, or the complex of which the rented object is part of, or outside of the rented object.

Payment of the rent, Deposit, Start/Finish rental periode and Cleaning Costs

  • After confirmation of the reservation by the Landlord: Tenant must return the signed Rental Contract and transfer 25% of the rent over the renting period to the bank account (later on: Bank) belonging to the object. Reception of the Rental Contract and the 25% down payment will be confirmed by the Landlord, resulting in the fact that the reservation to rent is final.
  • If the down payment of 25% of the rent is not received by the Landlord within seven (7) days after confirmation, the Landlord has the right to consider the reservation as not having taken place.
  • The remaining rental amount (75%) has to be paid at least eight (8) weeks before the rental period. Also, together with the remaining 75% rental amount, a (damage) Deposit of € 250,00 has to be paid to the Bank and as well the obligatory cleaning costs (€ 65,00). For a longer rental period than 1 month, the Deposit could be higher.
  • The deposit will be returned in cash after inspection of the house on the day of departure (together with the Tenant) if there is no damage as agreed in the contract between the Landlord and Tenant. Parties can agree to return the Deposit by bank transfer.
  • If damage has occurred for an amount exceeding € 250,00, it must be paid by the Tenant on departure, unless otherwise agreed between Landlord and Tenant. Damages will be deducted from the Deposit but are not limited to the amount of the Deposit. All utensils and (kitchen) appliances must be left clean by the Tenant.
  • The rental period begins on the date of arrival at 16.00 hours and ends on the agreed date of departure at 10:00 hours. If these hours mentioned above are troublesome for the Tenant because of travel arrangements, Tenant and Landlord will find a suitable solution, to be mentioned in the Contract.

The Landlord can arrange on request of the Tenant, at an additional cost:

  • Transfers from - and to the airports Alicante and Valencia.
  • Stocked refrigerator etc.
  • TV connections with required provider.

Cancellation

We do advice the Tenant to arrange a proper Cancellation Insurance.

  • Notice of cancellation must be given in writing, in which case the tenant is liable for the following amounts:

    ~ 50% of the rental amount in case of cancellation up to 16 weeks prior to the effective date.

    ~ 100% of the rental amount in case of cancellation up to 8 weeks prior to the effective date.
